NOTICE OS HEREBY GIVEN pursuant to the Final Summary Judgment dated March
31, 2021 and entered in Case No. 2020-CA-001401 of the Circuit Court of the Fifth Judicial
Circuit, in and for Marion County, Florida, wherein Capital City Bank is the Plaintiff and Eric
Murphy and Dawn Forede a/k/a Dawn Forde Murphy are the Defendants, the Clerk will sell to
the highest and best bidder for cash on June 29, 2021, in accordance with Chapter 45, Florida
Statutes, using the following method: bidding begins at 11:00 a.m. Eastern Standard time on
www.marion.realforeclose.com, the following described real property as set forth in said Final
Summary Judgment:
Commencing at the NW corner of the South ¾ of the SW ¼ of the NW ¼ of Section
25, Township 17 South, Range 24 East, and running thence S 00°01’27” W along the
The westerly boundary of the said South ¾, 590.34 feet to the Point of Beginning. From
the Point of Beginning thus described run S 89°40’51” E 779.12 feet to a 4X4
concrete monument; thence S89°43’16” E 550.98 feet to a 4X4 concrete monument
on the Easterly boundary of the said South ¾; thence S 00°00’07” W along the
easterly boundary of the said South ¾, 202.98 feet to a 4X4 concrete monument;
thence departing from said Easterly boundary N 89°42’51” W 571.14 feet to a 4X4
concrete monument; thence N 00°02’57” E 182.92 feet to a 4X4 concrete monument;
thence N 89°40’51” W 759.11 feet to the Westerly boundary of the said South ¾;
thence N 00°01’27” E along the Westerly boundary of the said South ¾, 20.00 feet to
the Point of Beginning all being in Marion County, Florida.
Subject to Protective Covenants and Restriction recorded at O. R. Book 1549, Page
0006, Public Records of Marion County, Florida.
Subject to the rights of the public for SE 170th Avenue.
